Infrared roof moisture survey

For building owners and insurers

An ASTM C1153 survey flown after sunset, on the window where saturated insulation still holds the day's heat. Four plates: where the suspect areas are, what has to be cored before any of them is called wet, the same roof in daylight, and the conditions the result depends on.

Conditions required

  • Window About 1 h after sunset to sunrise
  • Day before Sun; no appreciable rain in 24 h
  • Wind Under about 15 mph
  • Differential Inside-to-outside, one of four factors
  • Daylight pass Within 2 days of the thermal pass
  • Bands Thermal 8–14 µm · visible
  • Reference Roof-plan grid, local
  • Verification Cores; probe only after core correlation

Limitations

Indication, not confirmation

Infrared finds patterns consistent with retained moisture. Standing water, recent repairs, differing membrane materials and rooftop equipment produce the same signature, so every anomaly is verified by a core — at least one per roof section, one in dry insulation and one in each anomaly type — and unverified anomalies are reported as unverified.

The window governs the scan

The survey is flown at night, from about an hour after sunset, after a day of sun, with no appreciable rain in the previous 24 hours and wind under about 15 mph. A daylight visual pass follows within two days. If the conditions do not hold, the flight moves.

Not survey work

The plan is a scaled schematic for locating findings. It is not a boundary, a benchmark, or an authoritative survey, and areas are estimates supplied for relative use.

Written consent

Every flight is flown under written authorization from the building owner.

The standard we follow, the conditions we work to, and what infrared cannot settle.

NFPA 70B electrical thermography

For facility managers and auditors

An inspection read with the equipment running and loaded, because an unloaded circuit reads ambient. Four plates: the thermogram paired with the component it sits on, every difference measured against the identical part on the phase beside it, the equipment list that makes next year's report comparable with this one, and the conditions the readings depend on.

Total 5 0 × Class 1 · 2 × Class 2 · 1 × Class 3 · 1 × Class 4 · 1 unclassified

Two differences per anomaly, because NFPA 70B lists both and prefers neither. ΔT ref is against the identical component on the adjacent phase, at the same load, on the same day. ΔT air is against the ambient air, which is what shows a lineup running warm as a set, where every phase agrees with every other. Class is graded on both and reports the more severe, on the ANSI/NETA MTS bands: Class 1 investigate, Class 2 repair as time permits, Class 3 monitor until it can be corrected, Class 4 repair immediately. Class 3 has no like-for-like band, so a finding reaches it on the ambient comparison alone. A finding names the component running hot and by how much; what is wrong inside it is determined by opening, testing or servicing the equipment.

Every anomaly measured twice — against a like part at a like load, and against the ambient air — then graded on the NETA bands.

  2. Class 2 4–15 °C · 11–20 °C vs air Probable deficiency. Schedule the repair.
  3. Class 3 — · 21–40 °C vs air Monitor until it can be corrected.
  4. Class 4 above 15 °C · above 40 °C vs air Major discrepancy. Repair now.

Every anomaly carries two measured differences beside its class: against the identical component on the adjacent phase at the same load, and against the ambient air. NFPA 70B lists both bases and prefers neither, so both are on every row rather than one with the other in reserve. Classes are graded on the ANSI/NETA MTS bands. Class is graded on both comparisons and reports the more severe. Whether each panel was scanned open or through an IR window is recorded beside it.

ANSI/NETA MTS, 2011 edition. Reproduced as Table 1 of Zarco-Periñán, Zarco-Soto, Zarco-Soto & Martínez-Ramos, Applied Sciences 12(20), 10381 (2022), open access CC BY 4.0. Class is graded on both comparisons and reports the more severe; Class 3 has no like-for-like band, so a finding reaches it on the ambient comparison alone.

Limitations

What a finding is

Thermography tells you which part is running hot, by how much, and compared to what. Finding out why — a loose lug, a failing winding, a worn bearing — takes opening, testing or servicing the equipment. Your electricians and millwrights do that.

An unloaded circuit reads room temperature

A bad connection only makes heat when current runs through it. The inspection is scheduled around production, not around a shutdown, and the load is recorded beside every anomaly instead of assumed.

Surface, not interior

What is measured is the outside of the equipment. A polished or unpainted face reports reflected temperature rather than its own, so a reading taken on one is re-read against an emissivity reference before it is classified.

What the report is not

It documents measured conditions and grades them against a published convention. It does not certify equipment as fit for service, and it does not stand in for an engineer of record.

Covers

Covers on energized equipment come off under your site electrical safety program, by your qualified electrician or a qualified contractor we coordinate. We scan, measure, classify and document. We do not open energized equipment.

Written consent

We hold written authorization from the facility owner or operator before every visit and every flight.

Retained as the program record — the inspection, its conditions, its findings and the equipment list — in the form an auditor and an underwriter both accept.

The standard, the conditions, the classes, and what infrared cannot settle.

Applies to every plate above

Every plate is stamped inside its own frame.

Every plate above carries a “Sample deliverable · not for reliance” stamp inside its frame. Imagery we capture, or process from public data, carries one of two labels, written in full:

  • Captured by Vertical ReconOnly for imagery our own aircraft flew.
  • Processed by Vertical Recon from public USGS 3DEP / USDA NAIP data, [year]For specimens built from public data, with the year verified at the source.
  • Every capture is attributed to whoever flew it, with any required credit intact.
  • Any client named on this site agreed to be named, and every metric published is one we produced.
  • We do not use generative tools to produce or alter inspection findings. Processing applied to a deliverable is stated in the report. Synthetic content is never presented as captured evidence.
  • Anything resembling a 3D model from our capture is photogrammetric, and is called that.
  • No output is a boundary, a benchmark, or an authoritative survey. Legal work of that kind is performed by a licensed Idaho professional land surveyor.

The reason to publish the rules alongside the specimens is simple: the label on a document is the only part of it a buyer cannot verify without flying the site themselves.

Verification
A thermal signature marks a place to look. Confirmation is a ground check, and every anomaly ships flagged for one.
Photogrammetric, not LiDAR
Models built from our capture are photogrammetric. The airframe carries no LiDAR, and we say so rather than blur the word.
Not survey work
No output is a boundary, a benchmark, or an authoritative survey. Mapping and modeling are supplied for informational and relative use. Legal elevation or boundary work is performed by a licensed Idaho professional land surveyor.
Written consent
Every flight is flown under written authorization from the owner or the district.
No generated findings
We do not use generative tools to produce or alter inspection findings. Processing applied to a deliverable is stated in the report. Synthetic content is never presented as captured evidence.
